Project Background and Site Challenges
Located in Meiting Community, Meilin Subdistrict, Futian District, Shenzhen, this project sits on a compact plot in the high-density urban core. Covering merely 4,994.02 square meters, the land needs to accommodate public amenities and commercial spaces totaling around 3,100 square meters, confronting extreme constraints of limited land area and mixed functional demands. The design pursues sustainable integration of natural vitality and urban life, as well as harmonious combination of oriental culture and global vision.
Overall Layout and Spatial Structure
Adopting an efficient podium-twin towers layout, the site features a spatial framework of two axes, one core and diversified interfaces. To avoid sunlight obstruction to existing west-side residences and secure views towards Caitian Park on the south, two 23-storey residential towers are arranged at the northern and southern ends, forming a north-south viewing corridor. The towers are connected by low-rise annex buildings within three floors, housing 1,500 square meters of commercial premises and 1,600 square meters of community public facilities including elderly day care center. The low annex buildings ease spatial pressure on street pedestrians.
Three-dimensional Transportation and Pedestrian-vehicle Separation
A systematic and efficient traffic plan realizes complete pedestrian-vehicle separation. The underground garage entrance is independently arranged on the east side, accessing municipal road and north sidewalk to set main vehicle passages, eliminating intersection with pedestrian flows. Pedestrians enter via the void deck lobby, achieving thorough physical isolation and ensuring internal safety and tranquility.
Facade Design and Fifth Elevation
The facade integrates horizontal extension and vertical grandeur with public architectural styling. Floors 2 to 3 and eaves overhang beyond boundary lines, enriching the fifth elevation and expanding rooftop activity space. Beige stone and champagne metal are applied on the podium for a steady temperament. Tower bodies adopt beige metal and champagne lines, matched with white perforated panels and glass on the top to present lightness and transparency. Glass curtain wall ratio stands at 53.54%, equipped with Low-E glass and external sunshade system to balance view experience and energy conservation.
